4 Questions Before Buying an Old House

It’s 140 years old! 

It is almost 4,000 square feet: four stories plus a cellar. It’s in a Landmark District in Brooklyn, NY, which means it has some exterior historic significance and, fortunately, it also has some gorgeous details inside. And it needs a big renovation and restoration — which is where I come in.

It ticks all the boxes of what I look for in a project.

GOOD BONES

Typical of a brownstone, the parlor floor is where all the original detail is located — pocket doors, crown molding, plaster ceiling design, wood inlaid, and parquet floors, two marble mantelpieces, and floor to ceiling lead glass windows. There’s just enough of the old without it dominating the space and it’s in good enough shape to keep. Layout-wise, the parlor floor can stay intact as can the two top floors which need freshening up. The ground floor is a blank slate waiting for the perfect floor plan. This is all a win.

LOADS OF POTENTIAL

The parlor floor should and will become the main living space — though it had been used as a bedroom suite. And opening things up to the rear yard via larger windows and an updated and enlarged deck will transform this home by letting in light and airy rear space. A facelift of the entryway will bring out its beautiful design and natural materials.

STRUCTURALLY SOUND

Yes, during the inspection the word termites was mentioned, however an abatement plan is already in place. Other than that, some new downspouts on the rear facade and we’re good to go.

YOU CAN SEE IT
